FlipAnalyst (“we,” “us,” or “our”) operates flipanalyst.com(the “Site”), a free tool that helps real estate investors compare hard money loan terms. We take your privacy seriously. This Privacy Policy explains what information we collect, how we use it, who we share it with, and what rights you have.

By using the Site or submitting information through our lead capture form, you agree to the practices described in this policy.

1. Information We Collect

We collect information you provide directly when you submit our lead capture form, including:

  • Full name
  • Email address
  • Phone number
  • Credit score range
  • Number of real estate flips completed in the last 3 years
  • Deal stage (under contract, property identified, or just looking)
  • Deal details — zip code, purchase price, rehab budget, after-repair value (ARV)

We may also automatically collect certain technical information when you visit the Site, including your IP address, browser type, referring URL, and pages viewed. This information is collected through standard server logs and analytics tools and may include cookies or similar tracking technologies as described in Section 5.

2. How We Use Your Information

We use the information we collect for the following purposes:

  • To connect you with hard money lenders who may be able to fund your real estate deal
  • To operate, maintain, and improve the Site and its features
  • To communicate with you about your inquiry or request
  • To send you relevant information about loan rates, market updates, or similar content you have consented to receive
  • To analyze Site usage and improve user experience
  • To comply with applicable laws and regulations

3. How We Share Your Information — Including Sale of Personal Information

FlipAnalyst operates as a lead generation service. When you submit the lead capture form, your personal information — including your name, email address, phone number, credit score range, and deal details — may be sold or transferred to one or more third-party hard money lenders (“Lender Buyers”) for the purpose of contacting you about financing your real estate project.

This transfer of your information to Lender Buyers may constitute a “sale” or “sharing” of personal information under California law (CCPA) and similar state privacy statutes. By submitting the form and providing consent, you acknowledge this practice. You have the right to opt out of the sale or sharing of your personal information at any time — see Section 9 for details.

The categories of personal information we may sell or share with Lender Buyers include: identifiers (name, email, phone), commercial information (deal details, investment interest), and inferred information (credit score range, investor experience).

We do not sell your personal information to data brokers, general advertisers, or companies unrelated to real estate financing.

We may also share information with service providers who assist us in operating the Site — such as database hosts, analytics providers, and cloud infrastructure — strictly for the purpose of providing those services and subject to confidentiality obligations. These providers are not permitted to use your information for their own marketing purposes.

4. Communications and TCPA Consent

When you submit the lead capture form, you may provide prior express written consent for FlipAnalyst and its Lender Buyers to contact you for marketing purposes via email, text message, or phone call — including through automated dialing systems, pre-recorded messages, or artificial voice — at the phone number and email address you provided. This consent applies even if your number is listed on a federal, state, or corporate Do Not Call registry.

You are never required to provide this consent as a condition of using the Site or receiving any services from FlipAnalyst. You may revoke your consent at any time by contacting us at the information provided in Section 12. Message and data rates may apply for text communications.

5. Cookies and Tracking Technologies

We use cookies and similar tracking technologies — including web beacons and pixel tags — to analyze Site traffic, remember your preferences, and improve user experience. We may use third-party analytics tools such as Google Analytics to understand how visitors use the Site. These tools may collect information sent by your browser as part of a web page request, such as cookies or your IP address.

You can control or disable cookies through your browser settings at any time. You may also opt out of Google Analytics data collection by visiting: tools.google.com/dlpage/gaoptout. Note that disabling cookies may affect the functionality of certain features on the Site.

We do not respond to browser-level Do Not Track (DNT) signals at this time. However, we do honor Global Privacy Control (GPC) opt-out signals as a valid request to opt out of the sale or sharing of your personal information under applicable state law.

6. Data Retention

We retain your personal information for as long as necessary to fulfill the purposes described in this policy, to provide services to you, and to comply with our legal and regulatory obligations. When your information is no longer needed for these purposes, we will delete or de-identify it in a secure manner.

If you would like us to delete your information sooner, please contact us using the details in Section 12. We will process your request within a reasonable timeframe and in accordance with applicable law.

7. Security

We take commercially reasonable technical and organizational measures to protect your personal information from unauthorized access, disclosure, alteration, or destruction. These measures include secure database hosting, encrypted data transmission (HTTPS), and access controls.

However, no method of transmission over the internet or electronic storage is completely secure. While we strive to protect your personal information, we cannot guarantee its absolute security. In the event of a data breach that affects your rights or interests, we will notify you as required by applicable law.

8. Children's Privacy

The Site is intended for adults only. We do not knowingly collect, use, or disclose personal information from anyone under the age of 18. If you are under 18, please do not use the Site or submit any information through our lead capture form.

If we become aware that we have inadvertently collected personal information from a minor under the age of 18, we will take prompt steps to delete that information from our records. If you believe we may have collected information from a minor, please contact us immediately using the details in Section 12.

9. Your Privacy Rights and Opt-Out of Sale

Depending on your state of residence, you may have the following rights regarding your personal information:

  • Right to Know — request disclosure of the categories and specific pieces of personal information we have collected about you, and the categories of third parties with whom we have shared it
  • Right to Delete — request deletion of your personal information, subject to certain exceptions
  • Right to Correct — request correction of inaccurate personal information we hold about you
  • Right to Opt Out of Sale or Sharing — request that we stop selling or sharing your personal information with Lender Buyers or other third parties
  • Right to Non-Discrimination — we will not deny services, charge different prices, or provide a different level of service because you exercised any of these rights
  • Right to Withdraw Consent — withdraw any marketing or TCPA consent you previously provided at any time

To exercise any of these rights, please contact us by email at info@flipanalyst.com. We will verify your identity and respond to your request within 15 business days. For opt-out requests, we will stop sharing your information with new Lender Buyers promptly and will make commercially reasonable efforts to notify Lender Buyers who have already received your information.

10. California-Specific Disclosures

If you are a California resident, the following additional disclosures apply to you under the California Consumer Privacy Act (CCPA), the California Privacy Rights Act (CPRA), and California Civil Code Section 1798.83 (Shine the Light).

Sale and Sharing Disclosure: As described in Section 3, we may sell or share your personal information with hard money lenders. You have the right to opt out of this sale or sharing at any time by emailing info@flipanalyst.comwith the subject line “Do Not Sell or Share My Personal Information.”

Shine the Light: California residents may request information about our disclosures of personal information to third parties for their direct marketing purposes during the prior calendar year. To make such a request, email info@flipanalyst.comwith the subject line “California Shine the Light Request.”

Sensitive Personal Information: Credit score range data that you voluntarily provide is used solely for the purpose of matching you with appropriate Lender Buyers. We do not use it for profiling or for purposes beyond those described in this policy.

Metrics: We will publish an annual summary of California privacy rights requests received and fulfilled, as required under CPRA, once our request volume meets the applicable threshold.

11. Third-Party Links

The Site may contain links to third-party websites, services, or resources. This Privacy Policy applies only to FlipAnalyst and the Site. We are not responsible for the privacy practices or content of any third-party sites. We encourage you to review the privacy policies of any third-party sites you visit.
